IT’S BACK TO SEASONAL BUSINESS AS USUAL!

Marco Island Market stats, past quarter. We understand that the market in 2021 and 2022 was unusually robust, here in Marco Island and elsewhere. So it’s no surprise that the current market stats comparing the same month in the previous year show decreases nearly across the board. While home prices have mildly dipped due to pricing readjustment, we have not seen the sizeable downturn that many hoped for or expected. Condo pricing has continued to appreciate, as well the the value of lots.

There is a good deal of inventory on the market, seeing that February is classically a very busy month and considered high season on Marco Island. This signals that we are turning towards a buyers market. Multiple offers remain but negotiation is back - as opposed to the former strategy of making your offer so strong that it couldn’t be refused. We still like to see strong offers on our listings but understand that when making offers, there is flexibility in terms and other strategies to win you the home of your dreams.

We remain busy in this market with a nice cross mix of listings that include high end luxury homes, new construction homes for sale and condominiums on the beach and elsewhere on the island.
